Bicol, CV, ARMM post lowest average residential construction costing

MANILA, Jan. 18 – Region 5, Region 7 and the Autonomous Region in Muslim Mindanao (ARMM) registered the lowest average cost per square meter of new private residential construction projects during 2009’s third quarter in Luzon, Visayas and Mindanao, respectively.

Figures derived from latest available National Statistics Office (NSO) preliminary data for this reference period show such unit costing in these regions correspondingly reached only PhP4,917 per square meter, PhP6,037 per square meter and PhP3,777 per square meter.

NSO’s preliminary data from approved building permits then cover number, floor area and value of new private residential construction projects across regions nationwide.

Residential structures are those in which over half the gross floor area is built for dwelling purposes, the NSO said.

These structures can be either single detached houses, duplexes, apartments and/or accessoria units, residential condominiums and other dwelling types.

Data show unit costing in Region 5 or Bicol was lower than in Luzon’s National Capital Region (PhP11,484); Cordillera Administrative Region (PhP7,776); Region 1 or Ilocos (PhP6,963); Region 2 or Cagayan Valley (PhP6,132); Region 3 or Central Luzon (PhP6,583); Region 4A or Calabarzon (PhP7,524) and Region 4B or Mimaropa (PhP5,858).

Costing in Central Visayas then was also below those in the Visayan area’s Region 6 or Western Visayas (PhP7,908) and Region 8 or Eastern Visayas (PhP6,815).

The ARMM unit cost was likewise lesser than those in Mindanao area’s Region 9 or Western Mindanao (PhP5,945); Region 10 or Northern Mindanao (PhP5,575); Region 11 or Davao (PhP7,872); Region 12 or Soccsksargen (PhP6,738) and Region 13 or Caraga (PhP4,989).

Unit costing in Region 5, Region 7 and ARMM were also below the PhP8,003 per square meter national average for new residential construction then.

Data for the reference period likewise show total value of 380 new private residential construction projects covering some 60,065 square meters of floor area in Region 5 reached nearly PhP295.50 million.

Such exceeds ARMM’s PhP4.88 million total value of 29 similar projects covering an overall floor area of some 1,293 square meters there then.

Construction value (PhP1.37 billion) and floor area coverage (227,263 square meters) for 2,448 similar projects in Region 7 during the period exceeded Region 5’s, however.

For 2009’s third quarter, NSO further reported the 20,734 new private residential construction projects with approved building permits covered 2.20 million square meters of floor area nationwide.

These projects had a total value of some Php17.61 billion, NSO added. (PNA)
